EICR Electrical Safety Inspections

EICR Electrical Safety Inspections

Electrical Installation Condition Reports (EICRs) for landlords, homeowners, property buyers and businesses in Helston and Cornwall.

Rob Jones Electrical, a NAPIT registered electrician, inspects and tests existing fixed electrical installations to assess their condition for continued service. The scope, access, likely power interruptions and any limitations are agreed before the inspection. An EICR is an assessment of the installation; it is not a certificate for new installation work or a guarantee against future faults.

What your report explains

The report records the inspection and test results and states whether the installation is satisfactory or unsatisfactory for continued service. Observations may include C1 (danger present), C2 (potentially dangerous), FI (further investigation required without delay) and C3 (improvement recommended). C1, C2 or FI observations result in an unsatisfactory assessment; C3 alone does not.

Landlord and commercial inspections

For private rented homes in England covered by the electrical safety regulations, inspection and testing is required at intervals of no more than five years, or sooner if the report specifies. Commercial inspection intervals depend on the premises, use, condition and previous recommendations; there is no single interval suitable for every business.

For more information, see landlord electrical inspections and repairs or commercial EICRs and fixed-wire testing.

Any EICR remedial work or further investigation is explained and quoted separately unless specifically included in the agreed scope.

Request an EICR quotation

Send your postcode, property type, approximate size, number of consumer units or distribution boards and any previous report. Include your deadline and access arrangements so the scope and availability can be discussed.

EICR questions

What is included?

Inspection and testing of the fixed electrical installation within the scope and limitations agreed beforehand, followed by a report of the findings. The report covers the fixed installation; it does not cover portable appliances or replace specialist system inspections.

Will the power need to be switched off?

Parts of the installation normally need to be isolated for testing. Tell Rob about sensitive equipment, business operations and anyone who depends on electrical equipment so suitable arrangements can be discussed before the visit.

How long does an EICR take and what does it cost?

Time and price depend on the number of circuits and boards, property use, access, records and complexity. Send property details and any previous report for a scoped quotation rather than relying on a universal fixed price.

What access should I arrange?

Access is needed to consumer units or distribution boards and relevant parts of the installation. Discuss locked rooms, tenant access, furniture, working at height and other restrictions before the inspection.

Are repairs included?

Repairs and further investigation are quoted separately unless expressly included in the agreed scope. The report explains the observations and any required action; a satisfactory result cannot be promised before inspection.

Can you repair defects from another electrician’s report?

Yes. Send the complete EICR for review so the repair or investigation scope, access and appropriate completion documentation can be agreed.

Can I arrange several rental properties or a business site?

Yes. Provide the addresses, property uses, available reports, board or circuit information and access windows so the visits can be planned and quoted.

How do I arrange an inspection?

Use the quote button, contact form or WhatsApp. Rob confirms availability and arrangements directly. An enquiry is not a confirmed appointment.
